连接三家永辉福州旧店，朴朴抄底老牌商超，福建零售双雄十年缠斗未完

\u003c/p\u003e\u003cp\u003e近日，一张朴朴超市将签约入驻社区商业体福州雨宝·大辰里的海报流传。据时代财经了解，朴朴入驻的雨宝·大辰里项目正是原永辉超市鼓山苑店所在地。\u003c/p\u003e\u003cp\u003e无独有偶，1月2日，朴朴与福州本地企业左海集团签约盘活的上渡南台新苑梅花园商业项目，原址同样为福州的一家永辉超市门店。1月7日，朴朴超市方面向时代财经确认，两门店确为朴朴新项目，目前规划为前置仓，并非市场传言的线下门店。\u003c!--MID_AD_0--\u003e\u003c!--EOP_0--\u003e\u003c/p\u003e\u003c!--PARAGRAPH_0--\u003e\u003cp\u003e包含去年12月拿下的永辉远洋德呈乐堤港店在内，短短几个月内，朴朴已在福州连续拿下多家永辉旧店。\u003c/p\u003e\u003cp\u003e一边是永辉收缩闭店，一边是朴朴“抄底”扩张。作为福州本土零售双雄，近十年间两者的攻守之势正在发生逆转。\u003c/p\u003e\u003cp class=\"time-article-subtitle\"\u003e\u003cstrong\u003e连下三店，朴朴“偏爱”永辉旧店\u003c/strong\u003e\u003c/p\u003e\u003cp\u003e最新曝光的雨宝·大辰里项目，位于福州晋安区前屿路79号，原址是永辉超市鼓山苑店，后者开业于2008年，周边3公里覆盖超10万常住人口。\u003c/p\u003e\u003cp\u003e目前，这家永辉门店已闭店将近半年。去年6月23日，永辉鼓山苑店宣告于2025年7月16日起停止营业，7月9日至7月15日进行商品出清活动。\u003c/p\u003e\u003cp\u003e“由于我们之前的企业经营理念与管理经验还不成熟，没能真正地给老百姓带来实实在在的商品、舒适的卖场环境和满意的服务，辜负了大家的认可！我们已经深刻地认识到了自身存在的问题。”永辉超市在闭店通知中表示。\u003c/p\u003e\u003cp\u003e突如其来的闭店，让周边不少本地消费者颇感意外。\u003c/p\u003e\u003cp\u003e“实在可惜，这家店位置挺好，周边又全是居民区。” 一位本地消费者向时代财经称，这家永辉超市体量不小，足足有两层。据该消费者了解，朴朴超市大概率仅接手二层区域，一层则将布局一家硬折扣超市“冠派客”，后者同为福州本土商超品牌。\u003c!--MID_AD_1--\u003e\u003c!--EOP_1--\u003e\u003c/p\u003e\u003c!--PARAGRAPH_1--\u003e\u003cp\u003e而这并非孤例。朴朴新近接手的永辉超市上渡店，亦有着高度相似的“出身”。\u003c/p\u003e\u003cp\u003e1月2日，根据福建左海集团官网，旗下工业园区集团与朴朴超市将对上渡南台新苑梅花园的商业资产进行盘活升级，涉及资产面积达5026.37平方米。\u003c/p\u003e\u003cp\u003e这同样是一家开业多年的永辉老店。永辉超市上渡店于2005年5月16日开业，最终于去年9月15日宣告停业，营业超20年。\u003c/p\u003e\u003cp\u003e若算上此前已官宣的朴朴全国首家线下门店，其选址轨迹更耐人寻味。\u003c/p\u003e\u003cp\u003e2025年12月1日，福州乐堤港官微发布消息称，朴朴全国首家线下门店明确入驻乐堤港B1层，规划超5000平方米。这家门店的前身是永辉超市爱琴海店，也是永辉超市福州调改门店中首家闭店的“胖改店”。\u003c/p\u003e\u003cp\u003e朴朴在福州的点位扩展，都恰好落在了永辉超市旧店的“地盘”上。而这些过往成熟的实体店点位，或将成为朴朴线下布局的重要起点。\u003c/p\u003e\u003cp\u003e随着线上流量见顶，即时生鲜零售平台开始探索线下路径，以破解纯线上模式毛利微薄、用户体验不足、流量入口单一的痛点。去年底，\u003c!--SECURE_LINK_BEGIN_0--\u003e美团\u003c!--SECURE_LINK_END_0--\u003e旗下小象超市就在北京开出线下首店。\u003c/p\u003e\u003cp\u003e此前，朴朴还在福州低调上线了外卖业务“朴朴厨房”。这一系列转型动作，或都指向同一个目标——为上市铺路。去年5月，朴朴超市就曾传出筹备赴港上市的消息。\u003c/p\u003e\u003cp\u003e而当下，前置仓模式在资本市场逐渐遇冷。近年来，自\u003c!--SECURE_LINK_BEGIN_1--\u003e每日优鲜\u003c!--SECURE_LINK_END_1--\u003e退市、\u003c!--SECURE_LINK_BEGIN_2--\u003e叮咚买菜\u003c!--SECURE_LINK_END_2--\u003e股价下挫后，前置仓模式在一级与二级市场的估值遭遇削弱。在行业内看来，餐饮、零售、本地服务构成的复合场景，是未来估值判断的新基准。\u003c!--AI_AD_2000--\u003e\u003c/p\u003e\u003cp\u003e显然，朴朴想要向资本讲述更具想象空间的新故事。\u003c/p\u003e\u003cp 年，永辉超市率先在福州落地“永辉生活卫星仓”，主打一日两配的补货物流模式，正式迈出前置仓布局的第一步。\u003c/p\u003e\u003cp\u003e到了2025年春节前后，永辉又在福州部分区域上线 24
